Crack Sealing

Crack sealing your pavement is the key to protecting to your asphalt investments from costly infiltration of water into cracks and subbase. Water is the number one deteriorating factor and can enter through cracks quickly and in large amounts. Once it reaches the subbase, it can cause the asphalt to flex, creating more cracks and allowing more water to enter into the asphalt. This penetration can erode the base of your pavement and increase movement and small surface cracks. Unsealed cracks will only propagate and multiply as time goes on, creating costlier repairs in the future.

Asphalt roads and parking lots undergo an enormous amount of stress and strain with continuous traffic pushing and pulling at the surface. These heavy loads along with extreme weather conditions work together to create cracks that appear along the surface of your pavement. As stated by both the Canadian Transportation Agency and the U.S. Department of Transportation, crack sealing is the number one way to preserve roads and save money in the long run.

With crack sealing, cracks are cleaned out and then heat-lanced if moisture is present. They are then filled with hot liquid rubberized sealer that is injected into the void or crack and banded over the crack. The result is an inexpensive water proof surface that will not allow water to penetrate the subbase for years to come. Sealing joints and cracks in your pavement will not only prolong the life of your parking lots and roads, but it will also prevent potholes and stop alligator cracking. It is a quick routine maintenance that will help prevent quick deterioration of your asphalt caused by the elements.
